Winter Farm was previously a horse breeding operation. The total property is 22 acres with an occupied house on 5 of those acres. The land available initially is up to 10 acres. The open land is primarily hay fields separated into three pastures, each roughly 2.5 acres each, one includes a sand riding arena. Two have run-in sheds, one has a small paddock as well as a two stall hay barn with a tack room. The land is healthy and open. The fencing is older, +- 15 years post and oak rails. It will need to be wired with electric or replaced for horses or cattle. There is electricity in the barn. I would love to see an organic vegetable farm on part of the land. There is room for a farm stand if the barn is reworked. Parking is available. There is water in all pastures, but it is run from a shared well. For irrigation we would need another water source. There are several springs nearby and a small pond.
